Please note: 4WD is required November–March due to mountain conditions, ensuring safe access even in the winter months.

Important Information

Check-in and Check-out Procedures

  • Check-in is after 4pm and check-out is by 10am.
  • Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.

Property Access

  • Homeowner uses a Ring camera aimed at the front deck entryway to monitor the front entrance. No cameras are inside the home.
  • Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. These areas are for member use only.

Policies and Rules

  • No smoking inside the home.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or the digital guidebook.
  • Pets: This home allows well-trained dogs. Please inquire for restrictions and fees. Pets other than dogs are not permitted.
  • Guests are not allowed to bring their own ATVs. For information about ATV rentals, please visit the Off Road Adventures website.
  • Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.).
  • All Eagles Nest homes have an additional amenity fee in order to maintain the amenities.
  • Minimum age: 25 years.
  • Children allowed.
  • No events allowed.

Fees and Payments

  • Firewood may be added at time of booking or by reaching out to us more than a week in advance. You get two wrapped bundles and a firestarter for $25/night.
  • Eagles Nest Winery day passes are available onsite for $25.00 each.
  • The summer concerts are open to all guests; however, there may be an admission fee for each person and a cash bar for food and drinks.
  • All bookings are subject to a $50 cancellation fee.
  • OFF-PEAK SPECIAL: Stay longer than the minimum number of nights and automatically receive a 5-15% discount, excluding holidays.
  • Pet rent applies if bringing dogs. Please confirm details at booking.

Cancellation Policy

  • Bookings canceled 60+ days before arrival will receive a refund of the deposit.
  • Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit.
  • Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
  • All bookings are subject to a $50 cancellation fee.

Parking and Winter Access

  • The main roads are plowed in winter, but 4WD or AWD vehicles are required November-March, and chains may also be necessary to access all properties in winter months.
  • Free parking is available at the property.

Utilities and Amenities Access

  • All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
  • The home offers a well-stocked kitchen with utensils needed to cook meals, including stovetop, oven, and dishwasher. A "starter set" of paper products is provided: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
  • Towels and linens will be provided.
  • Hair dryers are not provided.
  • Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.).
  • The property has a washing machine, clothes dryer, and ironing board/iron.
  • Climate control is provided.
  • Smoke alarms and carbon monoxide detectors are installed.
  • Free parking is available onsite.

Community and Noise Information

  • Eagles Nest is a developing community, with construction currently ongoing in several neighborhoods. Construction noises may be heard from 7am-7pm, Monday-Saturday.

  • While enjoying your stay at this home, you have access to most amenities inside Eagles Nest. Amenities available to you include:
    • Great Camp: BBQ Pavilion, Amphitheater (location of summer concerts from May to the end of November), Great Lawn, Playground, Hiking Trails, Ropes Course and Climbing Tower (seasonal), Mini-Golf Course, 24/7 General Store
    • North Pavilion: Ball Field, Sportsmans Lodge (unlocked portion only), Sports Court (Basketball and Pickleball), Dog Park, Walking Trail, Sportsman's Grille (Wed-Sun. Hours vary), Fire Pit, Woodland Trail System (ATV Trails, Hiking, Biking)
    • Camp (BYO Equipment): Tennis Courts, Pickleball, Frisbee Golf, Archery (Restrooms and Pavilion coming soon!)
    • Vineyard: Food and wine served
  • Eagles Nest Winery day passes are available onsite for $25.00 each.
    • HOURS: Thu & Fri 4pm-10pm; Sat & Sun 1pm-7pm
    • All visitors on premise at winery must be 16 years or older. This is strictly enforced.
  • Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. These are for member use only.
  • The North Pavilion is host to several summer parties including a Fourth of July celebration and concerts which guests may attend; however, in the event there is a wedding or other private party, guests are not allowed in or near Sportsmans Lodge.
